What Home Buyers Want the Most in Austin

As a REALTOR who represents many buyers in Austin as well as sellers, I can tell you from my day-to-day experience with buyers that they do not want to make compromises like replacing the appliances or carpet or painting after they move in.

Of course there are going to be exceptions but when most home buyers are choosing between a home that is ready to go and one where they are adding up the list of things to replace like lighting fixtures, the fence, paint, carpet, appliances; buyers will pick the house with the least that needs to be done. They may even accept a smaller house or a more expensive house. Buyers may talk about adding a deck, a pool or changing out the carpet to wood but they do not want to pay what you are asking and update the house too.

What do home buyers want the most? MOVE IN READY!

  • 2,835 – Single-family homes sold, DOWN 4% from August 2013.

  • $247,500 – Median price for single-family homes, UP 11% from August 2013.

  • 6,707 – Active single-family home listings on the market, UP 4% from August 2013.

Seller's Disclosure Notice

In Texas, the seller is required to provide a disclosure notice to the buyer with few exceptions.

Your REALTOR can provide you with a standard form written by Texas Real Estate Commission (TREC), Texas Association of REALTORS(TAR) or Austin Board of REALTORS(ABOR). I use the TAR form because it has additional information for buyers acting as a risk-reduction tool for sellers.

Exemptions: Some of the most common exemptions one might encounter would be the builder of a new home, a trustee or executor of an estate, seller of a duplex or the lender selling a foreclosed property. However, they are still obligated to disclose any know material defects.

Death on property: A seller does not have to disclose a death by natural causes, suicide or accidents NOT related to the properties condition. A murder may be considered a material fact a buyer would want to know and it would be prudent to disclose such a death.

Repairs: Once an item has been repaired and remedied there is no need to disclose it was previously malfunctioning.

Sex Offenders: According to the Texas Property Code, a property owner or broker has "no duty" to disclose the proximity of a registered sex offender. However, a buyer may want to consult a resource such as Google if they have any concern.

Be sure to fill out the forms completely and honestly to reduce chances of litigation. In real estate we say "disclose, disclose, disclose."

Austin-area home sales dip, year-over-year housing inventory rises

for first time in three years

AUSTIN, Texas – August 21, 2014 – After a double-digit surge in home sales last month, Austin-area home sales dipped 3% to 2,944 single-family home sales in July 2014, according to the Multiple Listing Service (MLS) report released by the Austin Board of REALTORS® (ABoR). This is the first decrease in home sales since May 2011. At the same time, monthly housing inventory increased on a year-over-year basis for the first time in three years as more listings entered the market.

Bill Evans, 2014 President of the Austin Board of REALTORS­®, explained, “July 2013 had the highest monthly home sales volume in Austin’s history, so we knew it was going to be a tough month to beat. However, there’s no denying that the Austin-area housing market has been impacted by issues in inventory and affordability. With such high demand, the Austin-area housing market cannot grow without an increasing, continually replenished housing stock, but that housing stock must also be affordable and attainable for Austin homebuyers.”
  • 2,944 – Single-family homes sold - DOWN 3% from July 2013.

  • $250,000 – Median price for single-family homes - UP 9% from July 2013.

  • 6,859 – Active single-family home listings on the market - UP 12% from July 2013.
