Capital Gains Tax and Selling a House

Do You Pay Capital Gains Tax? If you have lived in your home for 2 of the last 5 years of homeownership, you may not have to pay any capital gains tax. For single homeowners the limit is $250,000 of gain and for married homeowners the limit is $500,000.
    The gain is the difference between what you paid for the home and what you sold it for.

Definition of REALTOR®

All REALTORs® are real estate agents but not all real estate agents are REALTORs®.

In Texas, to be a real estate agent, one must fulfill educational requirements, pass a difficult licensing exam administered by Texas Real Estate Commission and be granted a license by the State of Texas.

The term “REALTOR®” is a registered trademark reserved solely for active members of the National Association of REALTORs®. A REALTOR® must be licensed by the state and swear to a higher code of ethics. This membership grants access to the local Board of REALTORs® and the multiple listing service (MLS) where REALTORs post your listings.

What to Expect When Selling a House

Sometimes expectations are too high. Home sellers should be prepared:
1. Showing appointments may be cancelled, sometimes buyers won't show up, will be too early or too late or schedule at last minute.
2. Showings may last 5 minutes and sometimes over an hour.
3. Buyer's may submit low-ball offers. Don't take it personally, it's just a business decision to them.
4. After the contract is accepted, executed and receipted; negotiations will continue. Buyers will negotiate needed repairs, contract performance dates, and even the price.
5. The property may not appraise for the agreed upon price which means both parties must come to a revised agreement and the buyer is within their rights to terminate.

Mistakes sellers make.
1. Ignoring cosmetic repairs. Gone are the days when you could offer a carpet allowance. Buyers want move-in-ready unless they are investors.
2. Failing to remove pets. Most buyers don't want to be restricted by pets. They may be allergic to cats or afraid of dogs.
3. Leaving too much personal decor. Buyers need to visualize themselves and their things in the house. 
4. Letting emotions get in the way. Keep a cool head. This is business.
5. Failing to disclose problems with the property. Disclose, disclose, disclose to help prevent contract termination or future litigation.
6. Staying home for the showings. Please leave! The buyers do not feel comfortable looking through the house or discussing what they see if you are there. They will go through quickly and move on to another house.
