What do Buyers Want Part 2

I know what buyers want because I have worked with so many of them. It changes from year to year and representing both buyers and sellers helps me understand both sides of a transaction so I can advise either on what to expect from the other.

What Do Home Buyers Want Part 1

According to PulteGroup Home Index Survey, the kitchen is the most important feature for buyers followed by the master bedroom.

And what features do they want in a kitchen. Just watch some house hunting shows on HGTV. They almost all want the same things: stainless appliances and granite countertops. Addition features would include a contemporary backsplash, island, tall cabinets and recessed lighting.

Good Photograph Makes a Difference When Selling a House

When consumers and other REALTORS are looking for just the right house; they view your house photos on-line and make a decision about whether it's worth their time to visit the house. If the lighting is bad, the color is off or the angle is unappealing, the buyer will pass and move on to a home whose photos look good. Good photography makes a difference when selling a house.

Who Can Sell Your House for You

According to The Real Estate License Act, only an owner or a licensed broker can sell residential property with few exceptions (see exemptions below).

"Practicing real estate without an active license is a criminal offense, specifically, a Class A misdemeanor punishable by confinement of up to one year in a county jail and a fine of up to $4,000.00. [TRELA §1101.756] TREC can also pursue administrative penalties not to exceed $5,000 for each violation. Each day a violation continues can be considered a separate violation for imposition of the administrative penalties.
[§1101.702 of the License Act] The Commission may also issue a “cease and desist” order. [§1101.759 of the License Act] Finally, as a State Agency represented in civil court proceedings, TREC can obtain injunctive relief, including court costs and attorneys fees incurred in obtaining such relief. Trim Your Trees in Austin

Whether you are selling your home or just want to spruce it up, remember to have your trees trimmed. The condition of your front yard makes such a difference in how a prospective buyer views the house and how you feel when you come home.

This picture is of Bo trimming the trees at my house. Bo Tree Works did a wonderful job of pruning our trees plus the did a thorough clean up when they were through and were very reasonably priced.
